I’ve had a great experience with 2B Living, and I especially want to recognize Nelly for being an outstanding property manager. She’s been incredibly professional, responsive, and supportive—especially as I navigated a complex situation at 2242 Polk St due to an unexpected job change.

Nelly went out of her way to help me find solutions and she addressed my concerns quickly. It’s rare to find a property manager who is this genuinely understanding, and when i really needed her support she pulled through.

Overall, I’ve had a positive experience with 2B Living, thanks in large part to Nelly’s dedication and professionalism.

My wife and I have been living at 2B Living's building on Kirkham Street in the Outer Sunset since June 1 of 2024. At the time of touring last May, the woman who showed me the building, Caroline, assured me that building construction would be completed by "end of summer 2024". We signed a lease, feeling a couple months of construction would be worth it to live so close to the beach.

We later learned that Caroline's assurance was a bald-faced lie to get a lease signed, as the company was already planning for construction to continue through end of year at minimum. When asked about these deceitful tactics later, I was told Caroline was referring only to updates on a nearby unit and not the major construction on the whole building. That was a ridiculous cover-up explanation, given that updates to the nearby unit at the time of my tour in May 2024 were almost done, and new residents moved into that unit just after I moved into mine on June 1st.

Fast forward to now, mid-February 2025, and we continue to live in an extremely loud, disruptive, poorly managed and unsafe construction zone. It has been 8.5 straight months of this, with no end in sight. We've endured: numerous total water outages, countless hot water outages (including many without prior notice), more weeks than I can count of construction workers doing such loud drilling and hammering on our walls that we cannot be inside the apartment for most of the day, three days of crews inside our apartment working on window replacements, and months-on-end of black mesh and scaffolding covering our windows. Both my wife and I have work-from-home jobs, and the construction has rendered our apartment unusable as a work space for much of our time living here the last 8.5 months.

We've repeatedly asked 2B Living to make this right with a rent reduction reflective of our living conditions (we're paying $2,850 for our 1-bedroom apartment) and/or reimbursement for a remote working space so we can carry out our jobs during the week. These requests have been repeatedly refused or ignored. The only accommodation this company has made was to waive the laundry machine charges -- literally savings of a couple dollars for washing and drying. That was beyond insulting given the damage inflicted on our abilities to do our work-from-home jobs from our apartment.

It's interesting to see 2B Living's CEO Brooks Baskin frequently responding to negative reviews on here, given that he ignored my email to him when I was hoping to raise issues directly and privately. If Google Reviews is the only way to get in touch with Brooks, that’s a damning reflection on this company’s lack of interest in actually providing a decent resident experience.

We’re currently on the search for a new home to move into this spring that is actually inhabitable and somewhere we can perform work-from-home jobs. We’ve asked 2B Living to allow us to move out with 4-weeks notice, once we find a suitable new home, so we can finally end this nightmarish chapter of living in an incredibly loud, disruptive, and poorly managed construction zone. Will update this review, hopefully with a positive final outcome.

I do not write google reviews, but the awesome experience we’ve had with 2B constitutes one. We have been incredibly impressed by the responsiveness, professionalism, and care that 2B has provided; I’ve had poor property management before, and 2B is a breath of fresh air.

The agent who helped us find our place, Caroline, was awesome. She was flexible in scheduling tours, and very helpful in negotiating final terms on the lease.

Our property manager, Gabby, is exceptional. Whenever we have an issue, she is incredibly quick to respond, immediately helps us triage issues, and takes the necessary steps for resolution. We’ve had a myriad of issues, and can always count on Gabby to help us effectively, and quickly resolve them – have never had to wait more than 1-2 days to get service for washer/dryer, sink, etc. Best property management experience I’ve had, and it makes a world of difference – shoutout Gabby!

Would 100% recommend 2B to anyone looking for a property manager or agent, you can’t go wrong with them.

*Added 1/27/25 These people are so incompetent and unprofessional. Please look at the text message screenshot, this person deleted a message that read “not sure where the hostility is coming from…” but I guess realized how unprofessional it was. Why did they wait A WHOLE MONTH to reach out to me asking about keys when I had already asked someone about it and never heard back?😭😂
I went from living in a nice space at 696 Athol to a horrible nightmare at 2166 E 27th street in Oakland. You can immediately see the difference in care and building maintenance and upkeep between the two buildings. 696 Athol has condos that are of course very expensive and the facilities are well maintained. 2166 E 27th looks completely rundown, from the common areas to the apartments themselves. My apartment was given to me rundown, unsanitary, filled with holes in the walls, cockroaches, dirty, cabinets are old and falling apart with exposed nails and rusted hinges and screws. The property manager there is very unprofessional and selective on which questions he answers. I need to constantly email him to get anything resolved and he is emotionless and clearly doesn’t give a crap about the tenants. I wish I could go back in time and choose another unit in better conditions and better management.
I started moving in on Dec 4th 2024 and it is now Dec 16th 2024 and they have not taken care of the holes in the wall or the cockroaches that show up everywhere. I’m going to be forced to live in an uninhabitable apartment.
Najibullah is the property manager for these apartments and he’s the worst. All of them are really, I have to ask questions 4 times to get an answer and even then I get ignored. Can’t wait to get the hell out of here.
1/2/25 I’ve spoken with the residents and they assure me they have complained about the cockroach infestation and nothing has been done about it. However, management claims they were unaware of the situation. Clearly this property gets incredibly neglected. I’ve been given a few glue traps instead of an actual solution.
In addition to all of this, we have been without hot water since 12/27/24 and it is 1/2/25 today. They also turn off the water intermittently without letting us know.

We are so grateful for our new property manager, Charlie Spence. He's incredibly responsive, proactive and takes pride in providing excellent service to the tenants. It's always easy for us to reach him if anything goes wrong, and he follows up with us to make sure our requests are addressed in a timely manner. It's been a night-and-day difference since Charlie joined 2B Living — and we can tell he truly cares about us and our experience.

A special shout out to our amazing leasing manager, Erin Swanson, as well. She made our entire touring, leasing, move-in, payment process seamless.

I’ve been living here on this property for a little over a year now. I really do appreciate the management team. Cassandra is great. She’s the best thing I think that ever happened to this place !! She listen she cares !
If you have an issue she’ll get it done as soon as she can keep giving you updates which I totally appreciate.. The maintenance team here is completely awesome. Haven’t had a problem with them. They take care of my request within two business days, which I totally appreciate.

I wanted to give a GREAT review with All 5 stars for the property and Property Management, Charlie ! I cannot say how much I appreciate Everything, and how much I enjoyed my stay at my unit, honestly Didn’t even want to move out, But had to in order to be closer to family, other than that, The place was very well kept together. Welcoming, Comfortable,Cozy all the above, with a great neighborhood, Never any issues i had at my almost 2 years there, and if Any issue's, they were fixed right away, Charlie definitely is consistent and works with scheduling that fits for the both of us, never disappoints! I can proudly say I wouldn’t mind moving back if an opportunity came back up, And I wish the best of luck, to Whoever is looking for a place they can call HOME, I definitely recommend 2 b living! Thank you all for the great experience, And look forward to living with you guys again someday happy holidays!

I'm giving 2B Living 2 stars in hope that I won't have to update it later to 1 if they make me take them to court.

This management company took over an apartment in Outer Sunset I'd been living in for a couple years. I have been an excellent tenant. I paid every single bill on time. I took a unit that was unclean (I'm talking pubic hair still in the bathroom level of unclean) and pocked with holes--scrubbed it, repaired the walls myself, etc. I fielded numerous visits from police due to a disturbed next door neighbor who would punch holes through doors and spray the hallway with blood. I grit my teeth through this new management running constant fire alarm tests, trampling through my unit leaving dirt and showering my expensive electronics with dry wall from their "upgrades." I loved my apartment for what I turned it into, but this was honestly the worst and most unsafe place I have ever lived...but still I was kind, and understanding, and did all the bending over backwards you're expected to do as a tenant so you can get your stupid deposit back.

Now I'm moving out. I have contacted this company dozens of times over emails, their portal, phone calls. I cannot get a single human being to respond to me. I have no idea what the move out process is because no one will tell me anything. So in addition to the stress of moving out, I'm having to deal with the very real possibility that these people are just going to ignore me all the way to the court room. And to be clear, in case there's anyone who works at this company who actually reads these reviews instead of their emails, I will 100% be suing you if I don't get my deposit back once those 21 days are up after my move out. The lack of professionalism and common courtesy this company has is truly abhorrent. I have been renting for well over a decade and have never experienced a landlord or management company act with this degree of bad faith.

Avoid these people at all costs. Do not rent from them, and do not trust them to properly take care of your tenants.
