This platform is unlike any platform I’ve onboard and utilized! With my experience the conversations are much higher level than those from R%*#}^.com / Z*{{+ or other lead gen platforms I’ve invested in the past, including Agent/Lender ad-spend partnership. Targeting specific niche sectors are individuals who are willing/able to buy. Question, as always, is timeline and plan. But every buyer I’ve spoken to, with the exception of 2 or 3 from the 200 units generated have realistic expectations, and willingness to put in the work once the plan has been executed. In a short 2.5 month period we currently have 34 application starts, 19 contingently pre-approved, 23 pre-approved and 3 in contract. Not to mention the platform comes with a very well built and robust CRM, which I’ve integrated all my past database into, and created funnels for automated drips.

The lead flow is definitely there. It is your job to work the leads and get people on the phone and even with best efforts some leads just don’t respond but that’s the game. LOD helps by sending automated text and emails and they have a team in house that calls on your behalf to try to help you get prospects on the phone. I started 2 months ago almost exactly and I have one under contract and in underwriting. That one I was able to refer to a new Realtor and start a new Realtor relationship. I have SEVERAL leads I’m trying to move downfield, and 2-3 that are promising preapprovals. About 100 leads have come through since I started which is right on par with what Luke told me. He said expect about 50 leads a month. Conversion is what I’m focusing on right now but again the lead flow is there and they are generally good leads that lead to real conversations with real people wanting to buy, it’s all about getting them on the phone. I’m just thankful to have something to work on and people to call especially now that the market has tightened up and my Realtors are very slow. Thanks LOD you’re providing a lot of value.
