This is my First year living in these apartments. So far, they have been very good and adjustable. The paperwork And application process was very smooth. The people in the office were very friendly and were always able to answer any questions that I had. Still really early to say anything more but so far so good. Conveniently across the street from eateries and stores. Literally, the American river is our backyard. So that is very convenient. Cheers to the rest of the year!

At first everything was nice. They offered concessions to move you in, maintenance requests were being completed, the whole 9. My rent here was 1,415 plus utilities averaging my rent to about 1,527 (not including electricity and internet) for a one bedroom apartment. In April after my father died, I fell short on my rent for April and May because I had to bury my father. At this point I’m 2,597 or so behind. I entered a payment arrangement with the Property manager Chester. It wasn’t much that I could pay due to the fact I didn’t income qualify in the first place but I still paid something. (500$) every two weeks. Effective June 1, this company stopped accepting partial payments which meant they had to be 60% of your balance paid lol. (My checks were 1,323 every two weeks btw) By June 1, my balance was not fully paid. By the end of June, I was told my file was being sent to eviction lol. I begged and pleaded with the regional manager Sarah Greco, and despite the fact I was an employee, I was denied a chance to pay off the rest of my debt and now I am awaiting a court proceeding for my first apartment.
I was also being stalked and harassed by an ex boyfriend over the course of three months and even provided footage of the incidents and my request for a unit change went unanswered.
I say all this to say, not to bash the company but if you choose to rent this property keep track of every conversation, every phone call, email, and keep record of every payment arrangement you think you entered. Now I am in a predicament where I am going to be homeless with a three year old and no family to support. Weigh all of your options no matter how desperate you are. You might regret it later.

My move-out date was October 8th, and as of today, I still haven’t received my security deposit—clearly violating California’s 21-day requirement. When I spoke with Jason on October 31st at 12:49 pm, he tried to claim it hadn’t been 21 days because they only sent the information to their accounting department on October 18th. That’s unacceptable. The law states the deposit must be returned within 21 days from the move-out date, not based on when they decide to process it. This delay, along with their disregard for legal timelines, shows a lack of respect for tenants and their rights. Jason even argued it wasn’t their issue, but I told him it certainly wasn’t ours. I would not recommend renting at River Blu if you expect fair and timely handling of your deposit.

Other issues to consider before moving in:

Parking: Limited parking on Side 1, no street parking, and only one assigned covered spot per unit. They will tow your car from the Big Lots lot. For a large complex split into two sections, the parking is seriously inadequate.

Water Shut-Offs: Constant emergency water shut-offs on Side 2.

Communication Issues: They tend to argue rather than assist when tenants have questions.

Bugs and Rodents: The proximity to the river means bugs, especially on the patios. I couldn’t enjoy mine due to infestations: one summer was stinkbugs, the next was spiders. Plus, rats are drawn by the constantly overflowing trash bins that some tenants don’t even bother putting their trash into.

Mail Theft: Mail theft is rampant here. There's even a viral video of a tenant catching someone in the act on Instagram.

Misdelivered Packages: With two identical unit numbers on Side1 and 2, many of my Amazon packages ended up in someone else’s unit, and I never got them back. I eventually stopped shipping anything to my apartment.

Storage and Noise: Very limited storage, and the walls are paper-thin. Living downstairs, I could hear everything from my upstairs neighbors—walking, flushing, and even intimate activities.

While the maintenance team is amazing, quick, and the grounds are well-kept, the negatives outweigh the positives. I wanted to rate it 3.5 stars because of the great location and yard upkeep, but I can’t ignore the serious flaws.

Good luck dealing with the staff, especially Jason. I politely asked for my deposit to be returned promptly, and he insisted it wasn’t his or his team’s issue due to the late notice to accounting. Seriously, do your job.

And yes, they’re offering “credits” to the first five residents who leave them a review on Google almost every month… make of that what you will.

Been staying at these apartments for a while, it’s a great quiet, clean place to live. Definitely love how the river is nearby. The process of moving in was great. Chester (the property manager) is always very helpful with the help of his fellow co-workers. The maintenance team is very respectful and helpful. Love how there is plenty of visitor parking, and open space. They have two units with a pool on each side and the pools are amazing during the hot weather. Kid friendly and pet friendly. During the holidays they would have activities or things to do for the residents there etc. everyone seems to be friendly and welcoming here, definitely a nice place to live.

I've lived here for almost 6 years and don't plan on moving. For the most part it's quiet and folks are respectful of each other. It's fur baby friendly. Whenever I've had to call for maintenance, it's taken care of and I don't have to wait long. The maintenance crew are professional and friendly. The location is great too. I sometimes get irritated that the fast food and other place are right across the street.. I'm always over there! 🙂 Having the river right behind us is great too, taking a walk with my pup by the water is a great way to start the day or to unwind after a long day of work. It's a great place to live but you can't have my apt. It's a plush location.
